Property X-Ray pulls the public record on a Queensland property, council development applications, flood and bushfire overlays, zoning, school catchments and sales history, into a single due-diligence report. The information is all public, but it is scattered across a dozen government sites and hard to read. PXR puts it in one place so you can weigh a property properly before you spend a Saturday, or your money, on it.
About the founder

Samuel Toh is a software architect and the founder of Property X-Ray. He built PXR to automatically pull Queensland council records, like development applications, into a single due-diligence report. The goal is to help people weigh the genuine pros and cons of a property, including the edge cases most buyers never think to check. Those edge cases are not always bad news. Property X-Ray is not about finding fault, it is about surfacing hidden detail and prompting questions you might not have thought to ask before you commit your money.
His interest in property is personal. He and his wife saved hard for their first home, a deceased estate, which gave them the room to negotiate hard on price. They moved up to a second home after their first child arrived, and years later bought a block of land and built the family home they live in today. Buying and building that way, time after time, is what trained a software architect to notice just how scattered and hard to read the public record on a property really is.
That drive to make information understandable is not new. It began early in his career, contributing heavily to technical forums like Stack Overflow and to open source on GitHub, helping other developers untangle problems they were stuck on. Property X-Ray is the same instinct pointed at property: take data that is public but messy, and make it clear enough that anyone can see the pros, the cons and the edge cases for themselves.
