How this list is put together

  1. A comprehensive database. We maintain our own record of the Queensland market: listings, prices, campaigns and outcomes, kept over time.
  2. Signals. On top of that record we watch for the signals that suggest a home may be available without being advertised. The exact recipe is ours.

What does off-market property mean?

An off-market property is a home that can be bought without being publicly advertised right now. Some were never advertised at all. Many were on the market at some point and quietly left it, and the owner still wants a result. The sale conversation just moves off the public record.

How do I find off-market properties in Brisbane?

The honest answer: they are hard to find, because they are not advertised. PXR uses an array of signals, aggregated from the data in our database, to bring you this unique list of opportunities. Are off-market properties cheaper?

Sometimes, and the record explains why: a vendor who advertised, cut the price, and still withdrew has already tested the market once. We publish what happened, with the price history the portals overwrite. What any of it is worth to you is your call, or your professional adviser's. Nothing here is advice.

What is the difference between off-market and pre-market?

Pre-market means the home is being prepared for a public campaign and quietly shown first. Off-market means there is no public campaign at all. Homes that quietly left the market move between the two: many resurface weeks later as a fresh listing with the day counter reset to zero. Our days-on-market record survives that reset.
