Around 850 buyers a month google "Brisbane State High catchment" or "Mansfield State High catchment". A large fraction are families starting the schooling-and-housing search at the same time.
Most hit the same wall. The houses sit out of reach for a real family budget. The choice becomes an apartment in the premium catchment, or give up on the catchment idea entirely.
There is a third option most buyers never find. It sits one ridge to the west, the school is six ICSEA points off Mansfield, and the median house sold price is measurably lower. The data is below.
What we measured
We took the official Queensland Education catchment polygon for every Brisbane City Council state high school. We crossed every G-NAF house address against the polygon. Then we joined the result against the sale records, filtered to houses only, and computed the median sold price across the last 12 months. ICSEA scores came from PXR's own school catchment table, refreshed monthly from ACARA.

Why Kenmore
Kenmore SHS sits at ICSEA 1110. Mansfield sits at 1116. Six points apart. That gap is smaller than the natural year-to-year drift of a single school's ICSEA. In practical terms the two catchments serve socio-educationally near-identical communities.
The catchment covers Kenmore, parts of Pullenvale and Brookfield, and parts of Chapel Hill. House-dominant. Family suburbs. The $48K median gap to Mansfield may not look dramatic, but the inside-catchment market in Kenmore offers larger lot sizes for similar money, with comparable amenity and school profile.

The cost is geography. Kenmore is in the west. Mansfield is on the south side. If your work is in the CBD, the commute is comparable. If your work is south or south-east, the swap costs time.
The deeper budget cut: MacGregor
If your budget sits below $1.4M, the math shifts. None of the catchments at ICSEA 1100 and above fit a sub-$1.4M budget for a house. MacGregor State High is the only state catchment that combines above-baseline ICSEA (1037, 63rd percentile nationally) with a median house sold price of $1.37M.
The ICSEA gap to Mansfield is real. 79 points is meaningful. We are not pretending MacGregor is Mansfield in disguise. We are saying that for a family willing to accept some socio-educational tier difference in exchange for a house budget that actually works, MacGregor is a defensible choice. The catchment covers MacGregor, Sunnybank Hills, parts of Robertson, and the northern strip of Calamvale.
Cavendish Road is not a value catchment
Common buyers-agent perception positions Cavendish Road SHS as a value alternative to Mansfield. The data disagrees. Cavendish Road sits at a median sold price of $1.66M, which is $100K higher than Mansfield, while its ICSEA (1103) is slightly below Mansfield's (1116).
The premium reflects inner-east proximity. Holland Park, Carina Heights, Camp Hill. Buyers are paying for the geography, not the school. If you are paying inside-Cavendish-Road prices, you are paying for the inner-east address, not a better catchment.
What this means for buyers
- Kenmore SHS catchment is the cleanest value alternative to Mansfield. Verified ICSEA 1110, median house $1.52M.
- MacGregor catchment is the budget option. Real ICSEA gap, real price gap.
- Cavendish Road is not a value catchment. Inner-east premium has already priced it above Mansfield.
- Always verify the catchment for the specific address. Queensland Education's catchment finder is the authoritative source. Boundaries split streets in several places.
- Catchment boundaries can change. Auto-enrolment depends on residency at enrolment time, not purchase time.
- ICSEA is a community indicator, not a teaching quality measure. Visit the school. Talk to current parents.
Where this gets really useful is when you start looking at specific addresses. Catchment boundaries cut across streets in places, and the difference between the inside and outside of the same road can be the difference between an automatic enrolment slot and a queue.
