Is Goodna a Good Suburb? 2026 Prices, Crime & Flood Data

Goodna sits halfway between Brisbane and Ipswich on the Brisbane River, in the Ipswich City Council LGA. House medians moved from $500K in 2023 to $720K in 2025 — a +44 percent climb in two years. The 2026 partial pace is tracking $820K. We pulled three years of house sales, the school catchments, the QPS crime by meshblock and the rental data to answer the question properly.

Goodna gets searched more than it gets written about. A substantial share of the people asking whether a Brisbane-corridor suburb is worth buying into are asking about this one. People are clearly weighing it up. The available answers tend to be either 10-year-old forum threads or the famous footage of bull sharks swimming down Goodna's main street during the January 2011 floods. Neither is a useful answer in 2026. Here are the numbers from now.

The 2023-to-2025 line tells the story. $500,000 to $720,000 on the house median in two full years is +44 percent, a 20 percent compound annual growth rate. That is faster growth than middle-ring Brisbane suburbs over the same window, and it is the western corridor story in one suburb. The 2026 partial pace at $820K continues the climb but at a slower rate (+14 percent annualised).

Townhouses moved harder. 22 sold in 2023 at a $350K median, 18 sold in 2025 at $550K — a +57 percent move in the same window. Goodna townhouses were the closest thing to a sub-$400K entry into the Brisbane-Ipswich corridor in 2023. That entry point is now closed.

Sub-$500K houses are gone from Goodna. The P25 in 2026 is $744K. Even the cheapest quarter of recent sales no longer breaches the $700K floor.

The planning shock you might have missed

The Ipswich City Plan 2025 adopted late last year designates Goodna as one of the LGA's key higher-density nodes. The Queen Street corridor is zoned for buildings up to 10 storeys. Martha Street and the southern side of Alice Street are up to 5 storeys. Marie Street is up to 3 storeys. For a suburb where almost every existing house is single-storey post-war stock on a freehold lot, this is a meaningful planning shift.

Land values inside Goodna already reflected the rezoning expectation before the plan landed. Statutory land valuations across the suburb rose 79 percent in the most recent cycle (from $240K to $430K, median lot), per the Queensland Valuer-General. That land-value move is most of the price story above.

Schools: the catchments tell the truth

Schools physically inside Goodna:

For state high school, Goodna is split between the Bellbird Park State Secondary College catchment (senior ICSEA 950) and the Collingwood Park State Secondary College catchment (junior ICSEA 962). Both sit below the national average. For reference, the top state high catchments in greater Brisbane sit in the 1130-to-1145 ICSEA band. Goodna is firmly at the value end of the school market.

Westside Christian College is the private option many Goodna families choose for that reason. Annual fees are well below the inner-Brisbane privates, and the ICSEA at 1079 outperforms every state catchment within 10 km.

Crime: high but broadly steady

Goodna is the suburb where people are most honest about asking about crime. Here is the full 12-month breakdown:

For comparison, Boondall (a similar-sized suburb in north Brisbane) had 521 recorded offences over the same 12 months. Goodna had 1,388. The absolute volume is about 2.7 times. The mix is also different: 131 recorded assaults, 53 weapons offences and 172 good order offences (public nuisance, disorderly conduct) all point to higher street-level disturbance than the equivalent middle-ring Brisbane suburb.

Crime here is high but has held broadly steady year-on-year. Recorded offences across Goodna meshblocks were 1,402 in the 12 months to March 2025 and 1,388 in the 12 months to March 2026 (about -1 percent), essentially flat rather than rising. The 2026 partial pace (412 offences from January to early April) is consistent with that steady run-rate.

Property crime specifically (unlawful entry plus motor vehicle theft) is 106 over 12 months. Higher than Boondall (48 over 12 months) but not catastrophic. The volume sits between middle-ring Brisbane and the worst parts of the LGA.

Worth a separate sentence: the headline crime gap (1,388 vs 521) narrows when you look at what a residential buyer should actually worry about. The break-in-and-car-theft line is 106 vs 48, a smaller multiple. The much bigger gap is in good-order offences (172 in Goodna vs 45 in Boondall) and assault (131 vs 25). Those are visible street-level disturbances, not break-ins, and they are most of what drives the reputational image. The buyer-relevant metric is closer than the reputation suggests.

Flood: the 2011 and 2022 question is real

Goodna sits on the Brisbane River where it meets the Bremer River. The January 2011 flood put parts of the suburb completely under water. Across the Ipswich LGA, 7,221 buildings were flood-affected including roughly 3,000 homes, with Goodna one of the worst-hit suburbs. 44 percent of households affected by 2011 received no payout to help repair or rebuild. The February 2022 event came back close to that level in low-lying pockets.

We have now loaded the Ipswich City Council OV5 Flooding overlay. About 1 in 4 Goodna lots (24 percent) fall inside it, the area the planning scheme maps for flood regulation and catchment flow paths, which fits a suburb built where the Brisbane River meets the Bremer. The overlay shows which lots are flood controlled, not how deep a flood reaches, so the address-level check on the specific lot is still the step that matters most. The state's FloodCheck flood maps add historical flood extents for the same lots alongside the planning overlay.

If you are looking at Goodna, the address-level flood check is the most important diligence step in this suburb. Streets within 200 m of the Brisbane River or the Woogaroo Creek corridor have a documented flood history. Streets on the higher southern slopes (towards Camira) are largely unaffected.

Rental yield: 4.1 percent on a 3BR house

Postcode 4300 RTA bond medians (Dec 2025 quarter):

Against a $720K median house (2025), a 3-bedroom at $590 per week is a 4.26 percent gross yield. That is meaningfully higher than middle-ring Brisbane houses (~3.5 percent) and a real part of the Goodna investor case.

Yield-compression watch: the same $590-per-week rent against the 2026 partial median ($820K) is only 3.74 percent gross. Against current investor mortgage rates that pushes a new-money buy out of positive cash flow on day one. The Goodna case in mid-2026 is closer to a capital-growth and rezoning play than an income play. Interstate investors underwriting against 2025 yield should refresh the numbers before committing.

The honest answer

Goodna in 2026 is a yield-oriented value suburb with real reputational baggage and real fundamentals to back the price growth. The post-COVID repricing of the western corridor is most of the story, and the 30-minute commute to Brisbane CBD via the Ipswich rail line is the structural reason it sticks.
