418 house sales in 12 months. That is more than Yarrabilba managed, and Flagstone has only 62% as much stock.
Someone asked me a few weeks back which of the big SEQ estate suburbs is actually selling. Not marketing well. Selling. So I sorted our sales table, fully expecting Yarrabilba on top, its the bigger estate with the bigger name.
It wasnt.
Flagstone put through 418 house sales in the last 12 months. Yarrabilba, carrying 2,038 properties in our database against Flagstone's 1,273, managed 392. The smaller suburb outsold the bigger one on 62% as much stock. And while it was doing that, its median jumped 22.1% in a year, the biggest move of any estate suburb we measured.

Now the interesting part.
The price ladder

$605,000 in 2022. $958,000 in the first half of 2026. The rolling 12-month median sits at $910,000, and the 12 months before that was $745,000, which is the 22.1% jump. For context, Yarrabilba did +20.6% over the same windows and Ripley +18.1%. All three ran hard. Flagstone ran hardest.
A move like that usually has a reason underneath it. Heres the one the data points at.
The big blocks are the differentiator
Every estate brochure sells the same render of a playground. What Flagstone actually has that its neighbours dont is dirt.

In Ripley, more than half the house lots are under 400 square metres. Yarrabilba is not far behind at 43.8%. Flagstone sits at 23.1%, and the median lot is 614 square metres. Thats not a rounding difference, its a different product. Council rules cap how much of a lot the house can cover, so the block size quietly decides whether you get a backyard or a courtyard once the build is done.
My read: buyers worked this out before the commentary did, and the 22.1% is partly the market repricing the one estate still selling proper suburban blocks.
Slower to sell. And thats fine
Now the wrinkle. The fastest-selling estate by volume is the slowest by days on market.

A Flagstone listing takes a median 33 days to sell against 21 in Yarrabilba. Over the same 12 months we counted 22 price cuts and 27 listings withdrawn without ever selling. The portals quietly forget a withdrawn listing. Our database keeps it, because a seller who gave up is a data point the next buyer deserves to see.
So the demand is real but its not frantic. Buyers are taking a month and negotiating, and some vendors are quietly pulling out altogether. If you are buying here thats genuinely good news. You have time to do your checks, and a vendor with a price cut behind them knows the market has limits.
What the DA register shows, and what it cant
Flagstone has 368 development applications on record with council. 33 were lodged in the last 12 months, and 243 across the record are approved.
One honest caveat before you read too much into any estate suburb's DA count. Inside a Priority Development Area, council isnt the assessor. Economic Development Queensland is. Thats why Yarrabilba, a PDA declared the same day in 2010, shows only 22 council DAs in its entire history. The council register tells you about the established parts of the suburb, the sheds and the granny flats. The estate pipeline itself mostly runs through EDQ, and it wont show up here.
So 368 is a real activity signal, and its also an undercount of whats coming. Both things are true.
Flood touches about 1 in 20 properties
62 of the 1,273 Flagstone properties in our database intersect a mapped flood overlay. Thats 4.9%. Yarrabilba sits at 2.6% for comparison (52 of 2,038).
A suburb-level flood number is only useful for one thing, telling you the risk exists here. It says nothing about the block you are looking at. So go check the address, not the suburb.
Rent and yield: the block doesnt pay you
Median advertised rent is $650 a week. Same figure as Yarrabilba and Ripley. Tenants, it turns out, dont pay extra for the backyard.
Which does something ugly to the yield. On a $910,000 median you are looking at roughly 3.7% gross, against about 4.0% in Yarrabilba and 3.8% in Ripley. Thinnest of the three. Flagstone right now is an owner-occupier value story, not a yield play, and an investor should walk in knowing that.
What the land underneath is worth
The Valuer-General's roll shows 3,564 lots in Flagstone at a median site value of $275,000. Put that against the $910,000 house median and you can see what youre actually buying: the dirt is the smaller part of the cheque, the house and the market's enthusiasm make up the rest. Worth remembering when you compare a new build against an established home two streets over.
Those valuations are dated October 2024, and the sales table above shows how much has moved since, so treat the level as context rather than gospel.
Flagstone: the bottom line
Depends what you walked in wanting.
Want land under your house? Flagstone is the outlier of this cohort, a 614 square metre median when the neighbours sit at 400 and under.
Chasing yield is a different conversation. The big block doesnt rent for more, so roughly 3.7% gross is what the median buys you, thinnest of the three estates. Run your own sums.
And the market itself is somewhere in between: demand deep enough for 418 sales, but a 33-day median and 22 price cuts means you can still negotiate. People are.
