Is Yarrabilba a good suburb? What 1,935 sales in our database say

The median Yarrabilba house went from $550,000 in 2022 to $885,000 in the first half of 2026, up 61 percent in four years, and nearly half the house lots are under 400 square metres. We pulled 1,935 sales, 12 months of tracked listings, the flood mapping and the Valuer-General roll for the honest version.

A while back I was pulling sales numbers on the master-planned estates south of Brisbane, and Yarrabilba kept doing something the others didnt. Every number that screams hot market was there. And sitting right beside those, the early signs of a market starting to strain. So this is the honest version, built from 1,935 Yarrabilba sales in our database. No brochure gloss.

The same cohort as the table, drawn quarter by quarter: each point is the median of the trailing 12 months of house sales. Flat through 2023, then the ramp.

Thats a 61% climb in four years, and it is still accelerating: the last 12 months alone were up 20.6% on the year before. The chart makes the shape hard to miss, nothing happened through 2023, then the line bends in mid-2024 and doesnt look back. The 2026 half-year figure of $885,000 rests on a part-year sample, so treat it as direction rather than gospel. The direction is not subtle though.

Growth like that pulls buyers in on momentum alone. Which is exactly when you should slow down and read the rest of the numbers.

The small-lot reality

Heres the one the sales brochures dont lead with. The median house lot in Yarrabilba is 400 square metres, and 43.8% of house lots in our database are under 400.

Nearly half.

A 400 square metre lot with a modern house on it leaves you a courtyard, not a backyard. Thats not automatically bad, plenty of buyers dont want to mow. But if you are picturing a trampoline and a shed and maybe a pool one day, measure the block before you fall for the kitchen. And if you are buying as an investment, understand that when almost every lot is the same size, your house competes with a street full of near-identical ones every time you sell or lease.

Hot market, cracking at the edges

The median Yarrabilba house sold in 21 days over the last 12 months. Genuinely fast.

But the same 12 months of listing data shows 33 listings withdrawn without ever selling. Thats a 7.8% quiet failure rate, withdrawn as a share of everything that either sold or gave up. On top of that, 31 listings took a price cut along the way.

Quiet failure is the number I watch most, because it never shows up in headline stats. A withdrawn listing just vanishes, and the median sale price only counts the winners. So a suburb can post a 21-day median at the exact same time some sellers are cutting their price and others are giving up entirely. Both things are true in Yarrabilba right now. A hot market, with cracks forming at the edges.

If you are buying here, that 7.8% is quietly good news. Some sellers are not getting their number. Those are the ones worth negotiating with.

Rent and yield

Median advertised rent is $650 per week, from 201 rental listings over 12 months. Against the $850,000 median house price thats a gross yield of roughly 4.0%.

Gross, mind you. Rates, insurance, management and maintenance all come out before you see a dollar. A 4.0% gross yield on a suburb thats already run 61% in four years is a bet on the growth continuing, not an income play.

Does Yarrabilba flood?

Of the 2,038 Yarrabilba properties we track, 52 intersect mapped flood extents. Thats 2.6%.

So the honest answer is mostly no, but not never. The low percentage reflects an estate engineered with drainage in mind. It does not mean every street is clear, and the difference between the dry lot and its flood-mapped neighbour wont show up in the listing photos. Flood is a property-level question, so check the specific address before you sign anything.

What the land underneath is actually worth

The Valuer-General has 5,563 rateable lots in Yarrabilba, with a median site value of $285,000 (October 2024 valuation). Put that against the $850,000 median house price and the land is roughly 34% of what you are paying. The rest is the building.

Why care? Land is the part that historically appreciates, buildings wear out. In a new estate you are paying mostly for a new house, so the growth story depends on the whole suburb maturing around you. The 61% run says that story has been working so far. The land ratio says a lot of the price is still riding on the buildings being new.

Why the council DA feed looks empty here

Go digging in Logan City Council's development application register for Yarrabilba and you will find almost nothing. Our database holds just 22 council DAs for the entire suburb. Against 5,563 rateable lots, that looks broken.

It isnt. Yarrabilba was declared a Priority Development Area on 8 October 2010, and inside a PDA, development is assessed by Economic Development Queensland instead of the council. The usual council DA trail we rely on in most suburbs simply doesnt exist here. Different front door, different paperwork.

I am telling you this because plenty of research would happily show you "22 development applications" and let you conclude nothing is happening. The opposite is true, an entire master-planned community is being built, its just approved through a channel most suburb data never touches. When a number looks weirdly low, ask who keeps the record before you trust it.

So, is Yarrabilba a good suburb?

Depends what you are buying it for, and I mean that literally rather than as a cop-out.

The growth has been real: 61% in four years, and homes still selling in a median of 21 days. Rent demand is there at $650 a week. Flood exposure is low at 2.6% of tracked properties.

Now the other side of the ledger. Nearly half the lots are under 400 square metres, so you are buying a compact product with plenty of identical competition. Land is only about a third of the price. And 7.8% of listings quietly failed to sell in the last year, which is the first number I would recheck in six months.

  • Rent: median advertised rent from 201 rental listings over 12 months. Asking rents, not signed leases.
  • Land values: Queensland Valuer-General site values, October 2024 vintage, 5,563 rateable lots. Site value is the land only, as if vacant.
  • Flood: mapped flood extents intersected with the 2,038 Yarrabilba properties we track. Modelled extent, not a prediction for any single event.
  • Development applications: Logan City Council's public DA register. EDQ-assessed PDA development does not appear in it.
  • Crime: on our suburb page, mapped by area and grouped by offence type. We dont grade suburbs on it; read the mix and decide what matters for your street.
