Sellers move prices quietly. Portals show you today's ask and nothing else, and reset the day counter on every relist. We watch every listing in the corridor daily and keep the history, so you can see who moved, by how much, and how long they have really been waiting. No opinions. Just the record.

Two graded this week, both of issue 13’s calls, about the week of 9 to 15 October, and both missed. The count ran well past the band, and Thornlands went from first to 4 cuts. The two new ones are about the week that started today, Friday 16 October to Thursday 22 October, and we grade them in issue 15.

🤫 Off-Market Watch

Found in the dark.

We wait two weeks before we call a home withdrawn, because most that vanish are back within days. Of the Brisbane homes that left the market between 25 September and 1 October, 61 were withdrawn with no sale and 107 have a sale on record so far. Some of them are below, the rest went to subscribers, and one that came back for less is here too.

How this works (and why you can check everything)

  1. We watch every listing in the corridor daily and keep the price history the portals overwrite. When an asking price moves or a listing sits long, it shows up here.
  2. Facts only. Every number above is from the public listing record as observed that week.
  3. The free X-Ray is the homework. A cheap-looking price sometimes has a reason: flood, what's approved next door, an easement or covenant on the title. Our free report covers the flood and what's nearby for any QLD address, and the full report adds the title checks.
  4. Nothing here is advice. We show the record. What it means for you is your call, or your professional adviser's.
