Sellers move prices quietly, and portals reset the day counter on every relist. We watched every listing in the corridor daily through the week of 14-20 august 2026 and kept the history. This page is the permanent record: who moved, by how much, and how long they had really been waiting. No opinions. Just the record.

Correction to issue #6

We got last week wrong, and we are sorry. Issue #6 told you 57 Brisbane homes cut their price in the week to 13 August, called it a fall of about a fifth, and asked whether the Big Cool-Down had started. The real number was 143. There was no cool-down. The market was flat.

The fault was ours, not the market’s. We changed how we count townhouses and apartments, and that change broke something we did not expect. We found it and fixed it on 15 August, one day after that issue reached you.

🤫 Off-Market Watch

Found in the dark.

Two Brisbane homes left realestate.com.au this week with no sale recorded against them, after months of asking. We record what the portal stopped showing; a listing can leave for reasons an ad never states.

35 Park Ridge Road, Park Ridge

last asked Submit Offers · 84 days observed · Eighty-four days, the last of them asking only for offers, and no price ever named. Three bed, one bath. Gone 14 August.

20/7-17 Lucy Street, Marsden

last asked $750,000+ · 71 days observed · A four-bedroom townhouse that spent seventy-one days at $750,000+, then came off on the same day.

How this works (and why you can check everything)

  1. We watch every listing in the corridor daily and keep the price history the portals overwrite. When an asking price moves or a listing sits long, it shows up here.
  2. Facts only. Every number above is from the public listing record as observed that week.
  3. The free X-Ray is the homework. A cheap-looking price sometimes has a reason: flood, easements, covenants, what's approved next door. Our free report covers all of it for any QLD address.
  4. Nothing here is advice. We show the record. What it means for you is your call, or your professional adviser's.
